Rear extensions are the most common type of extension we build in Manchester. They suit almost every house, from Victorian terraces in Chorlton and Levenshulme to 1930s semis in Burnage and Gatley. Most add a larger kitchen-diner or family room, with wide doors onto the garden.
A rear extension can be single or double-storey, with a flat or pitched roof. We take care of drawings, approvals and the full build as part of our extensions service.
Rear extensions and permitted development
A single-storey rear extension up to 3 metres deep (semi-detached and terraced houses) or 4 metres (detached houses) is usually permitted development, as long as it is no more than 4 metres high and meets the other conditions. The larger home extension scheme allows 6 or 8 metres through prior approval from the council, with neighbours consulted. See what size rear extension you can build without planning permission.
Is a rear extension worth it?
For most families, yes. A well-designed rear extension can transform how a home works and is often far cheaper than moving. We look at this in detail, including the questions to ask an estate agent first, in is a rear extension worth it in Manchester?
