Most garages are used for storage rather than cars. Converting one is a quick, cost-effective way to add a room: a home office, playroom, guest bedroom, gym, utility room or even a small annexe with a shower room.
Because the walls, roof and floor are already there, a garage conversion is usually faster and cheaper than an extension. We handle the design, Building Regulations and the full conversion. Read our guide: do you need planning permission to convert a garage?
Do you need planning permission?
Converting an integral or attached garage is often permitted development, because the work is mostly internal and replacing the garage door with a wall and window does not usually need planning. However, some newer estates have conditions that remove permitted development rights or require parking to be kept, and conservation areas can add controls. We check your property before any work starts.
Building Regulations for garage conversions
A garage becomes a habitable room, so it must meet the Building Regulations. That usually means new foundations and a cavity wall where the garage door was, a damp-proof membrane and insulated floor, insulated walls and ceiling, ventilation, fire safety measures and new electrics. We arrange Building Control inspections and you receive a completion certificate. More detail in our Building Regulations guide.
