A Velux or rooflight loft conversion works inside the existing roof. Instead of building a dormer, we strengthen the floor, insulate the roof and fit windows that sit flush in the roof slope. It is the least disruptive type of loft conversion and usually the lowest cost.
It suits houses that already have good head height in the loft, such as many Victorian and Edwardian properties with steep roofs. If your loft is lower, a dormer or hip-to-gable conversion may be the better option. Compare all the options on our loft conversions page.
Planning for rooflight conversions
Because the roof shape does not change, rooflight conversions are usually permitted development. Rooflights should not stick out more than 150mm from the roof slope, and side-facing windows need to be obscure-glazed.
